TN Ward and Commercial Interiors
With 4,750 slot machines, six restaurants, numerous bars, an entertainment venue and a six-story parking garage, Maryland Live! earns the exclamation point in its name. The building site covers approximately 12 acres and is part of the 200-plus-acre Arundel Mills Mall.
The total investment in the project – including hard and soft costs and gaming equipment – is $500 million. Its total building square footage is approximately 1.9 million square feet, of which the casino is approximately 330,000 square feet and the garage is 1.5 million square feet. The six-level, state-of-the-art speed ramp parking structure will hold 4,800 cars.
Restaurants committed to Maryland Live! include Bobby Flay, The Cheesecake Factory, Ruth’s Chris Steak House, Obrycki’s Crab House and Seafood Restaurant and a new live music venue, Rams Head Live! The latest slot and electric table games — including blackjack, roulette, craps and poker — will be included in the casino.
The Arundel Mills Mall features 1.3 million square feet and more than 225 specialty stores, while the area reportedly offers 3 million square feet of retail, entertainment and commercial space and 1,400 hotels rooms. The Arundel Mills commercial district is the No. 1 tourist destination in Maryland and is said to attract more than 14 million people annually.
The general contractor for Maryland Live! – a joint venture between TN Ward and Commercial Interiors – will employ approximately 2,500 people on construction of the project. Utility relocation began in January 2011 and installation of grading, site work and footings started in May 2011. The majority of the project is scheduled to open in June 2012, with a small balance of it to be completed in the fall of 2012.
The structural system for Maryland Live! is a combination of steel and precast concrete. Stone, glass and metal panels are the predominant skin materials. The steel and precast erection is in progress.
The managing partner of the contractor joint venture – TN Ward – is a Maryland-based company. More than 90 percent of the subcontractor and labor base is from Maryland. Both the developer and contractor have made a concerted effort to purchase the vast majority of materials for the project from the local and regional market.
The project is committed to employing local labor and buying materials locally to support the area’s economy and minimize the carbon footprint of the construction. The project will utilize energy-efficient mechanical equipment and lighting and is in the process of negotiating to obtain up to 20 percent of its energy needs from solar sources.
Maryland Live! is owned, developed and operated by PPE Casino Resorts Maryland LLC, an affiliate of the Baltimore-based Cordish Cos. Cordish has financed, developed and managed some of the most successful gaming and entertainment projects in the country, including the Hard Rock Hotel and Casino properties in Fort Lauderdale/Hollywood and Tampa, Fla.
The Las Vegas-based architect, Klai Juba Architects, and Cordish have worked together extensively for more than 12 years on gaming entertainment developments. The award-winning Live! Market buffet was designed by Westar, while the casino, high-limit gaming, entertainment venue, center bar, fine dining restaurants and back-of-house were handled by Cleo Design. Building information modeling was used extensively in the design of the complex.
The Maryland Live! Casino will be one of the top taxpayers in the nation and the top taxpayer in Maryland, generating more than $400 million for Maryland public schools each year. So getting the project built and operating quickly is of particular importance for the state’s tax base and the local economy because the state reportedly will receive 67 percent of the revenue from the slot machines.
The building’s developer, Cordish Cos., decided to drop plans to build a temporary facility so all its efforts could be directed toward completing the permanent facility.
