Di Loreto Homes’ Ivesia community reflects its dedication to being an innovative homebuilder and developer in Nevada. By Alan Dorich
After more than four decades, Di Loreto Homes has established itself as a green innovator in the Northern Nevada market. Brothers Tom and Perry Di Loreto started the Reno, Nev.-based company in 1976 as third-generation homebuilders and developers.
Since then, Di Loreto Homes has built thousands of homes, apartments, condominiums, professional parks and became a nationally recognized, award-winning company. The company also has earned strong word of mouth among its clients, who have referred Di Loreto Homes to their friends and family members.
Di Loreto Homes’ dual role as a developer and homebuilder sets it apart in the homebuilding market. By being involved in all aspects of the building process, “We can directly impact the quality of our homes and that is one reason why they are so appealing,” Project Manager Michael Di Loreto declares.
Michael, who is Tom Di Loreto’s son, carries on the traditions of his father and his uncle Perry as he leads Di Loreto Homes. “We’re going to continue to do it [right] and do it better,” he says.
The Extra Mile
Di Loreto Homes exceeds standards when it comes to its green initiatives. “Many builders say they’re green builders, but we go the extra mile,” Di Loreto says.
Di Loreto Homes is the first and only company in Nevada to be certified as a green builder under the National Green Building Standard. Home Innovation Research Labs, an independent, third party inspection agency, assesses, verifies and certifies each of Di Loreto homes. This certification not only ensures that the homes meet the requirements, but more importantly provides real efficiencies and adds value to a home.
Di Loreto Homes brings to each home green features such as on demand tank-less hot water heaters, LED lighting, efficient furnaces, along with Energy Star appliances. The company also is incorporating pre-assembled trusses and wall framing, as well as using framing software to minimize lumber waste.
Ivesia will feature professional maintained desert style xeriscapes front yards that minimize the water use in the community, which is just another example of the company’s environmental focus. The yards are on a common water meter and are maintained by the Home Owners Association.
“All of the green features contribute to a more sustainable lifestyle, lowering your utility bill and making operating your home easier,” Michael Di Loreto says.
Di Loreto Homes has received accolades from the National Association of Home Builders (NAHB) and was recognized in 2015 and 2016 as a Green Certification Partner of Excellence for its leadership and suburb efforts in green building.
One to Trust
Di Loreto Homes is at work on Ivesia at Damonte Ranch, a multi-generational community in South Reno, Nev., that will reflect its focus on green and quality building. The project is a follow-up to its La Casata development, a 225-home community in the master-planned Damonte Ranch.
Ivesia will have 115 single-family homes when finished. But Di Loreto Homes has already pre-sold 50 homes.
Heidi Lawson, a longtime lead sales associate for Di Loreto, says, “Our success in selling so many homes before we officially opened our Sales Office and Models is thanks to Di Loreto’s strong reputation with customers as a local builder with an attention for detail.”
“People trust us and associate quality with the Di Loreto name,” Michael Di Loreto says, adding that this allows the company to forgo traditional marketing efforts. Instead, all of the company’s work has been built on name recognition and its reputation for having an eye for details.
The company also has an eye for building communities that impact the natural beauty of the region. Ivesia reflects that focus with homes that are designed to blend in with the local environment.
“The houses have stunning accents that enhance the mountains that surround us,” Di Loreto says. Ivesia residents will enjoy scenic views of Mount Rose, the highest mountain in the county.
A Wide Appeal
The Ivesia community will feature some of the best standard features in the market, including nine-foot ceilings, coffered ceilings in the homes’ great rooms, premium tile roofs, stone veneer fronts and above the garage storage.
Other interior standards that elevate Ivesia are under-mount sinks in the bathrooms with quartz countertops and ceramic tile floors in the entry, kitchen, master bath, second bath and laundry rooms.
Di Loreto Homes has six distinct floor plans with many additional optional floorplan variations for Ivesia that that range from 1,734 to 2,556 square feet, with two plans that feature multi-generational living.
The homes meet the needs of various lifestyles, including a young professional living by him or herself, a family raising children or retirees. “We definitely want to have a wide appeal,” Michael Di Loreto says.
Ivesia homebuyers can customize their homes throughout the construction process. An interactive kiosk at Di Loreto Homes’ state-of-the-art sales office allows buyers to build a personalized brochure and see their selections come to life.
They also can access options via the company’s website, including extended patios, additional bathrooms and third-car garages with optional fourth-car tandem garages. Homeowners go to Di Loreto Homes’ subcontractors directly to customize their cabinets and other interior selections, which makes the homebuilding experience personal and individualized.
“We give our buyers a lot of opportunity to build the dream homes they want,” Michael Di Loreto says. In addition, Di Loreto himself takes customers on walkthroughs during the construction process, where they can personalize aspects within their home. This flexibility sets Di Loreto Homes apart from other builders in its region.
All Very Unique
Di Loreto Homes has such confidence in its work that its principals reside in their own product. Michael Di Loreto, his cousin Teresa, his brother Daniel, and his sister Cassandra, who is the company’s developer liaison and coordinator, each live in a Di Loreto home. In addition, Heidi Lawson resides in one of the homes.
“They’re all very unique, very beautiful and reflect our personalities, which is what you would say about all of our homes that we build. I love to share with our buyers first-hand the quality of our homes,” Lawson says.
The company’s plans for the next year-and-a-half include completing Ivesia, as well as starting another project. “We’re looking at doing some semi-custom homes and another tract development as well,” Michael Di Loreto adds.
