Schenkar Construction’s wide range of capabilities and hands-on approach to client service keep it busy in one of the country’s most active new home construction markets.
“We are fortunate to have a phenomenal marketplace and economy in Seattle and the Pacific Northwest,” owner and President Alex Schenkar says, noting the city’s status as a hub for technology giants such as Amazon, Google and Microsoft. “We’re experiencing one of the best markets in the entire country based on population and median income growth.”
The bulk of Schenkar Construction’s work is in new construction, though it also regularly performs major remodeling and specialty construction projects. Schenkar Construction provides architectural design, structural engineering, permit facilitation as well as the custom construction to build these projects. The company works with roughly 70 tradesmen who perform everything from excavation, concrete, framing, electrical and plumbing to drywall, roofing, custom cabinets, flooring and tile. “We have a diverse skill set; we are a multi-faceted company,” Schenkar says.
Schenkar Construction’s capabilities also include foundation stabilization and steep slope construction. These two specialties are particular important in Seattle, where many homes are built on steep lots or on unstable soil. “Historically, people would need to find an engineer, builder and geotechnical specialist for these projects; we offer all of those services under one roof,” he adds.
Alex Schenkar founded the company in 2006 with 15 years of experience in the building and remodeling industry under his belt. Earlier, after attending the University of Colorado and earning a bachelor’s degree in environmental design and architecture, he gained extensive project and construction management experience and worked in the public and private sectors in areas including architecture, land use planning, historical preservation, marketing and business management.
The company’s custom home projects range in value from $850,000 to $4.5 million. Schenkar Construction-built homes also range in architectural styles including Craftsman, Northwest Contemporary, Modern and Colonial. “We design specific to our client’s chosen aesthetic,” Schenkar says.
Schenkar Construction’s ongoing projects include two custom homes as well as historic preservation and foundation stabilization projects. Its recently completed projects include a Modern-style custom home in Seattle’s Roosevelt neighborhood that was finished in November. The 3,500-square-foot home features four bedrooms, three bathrooms and a 360-degree rooftop deck.
Several different siding materials were used on the home including tongue-and-groove clear cedar, reverse standing seam metal and Hardi board. “The different exterior materials make this home considerably more unique than others in its style,” Schenkar says. “Using the different materials allowed us to complement and soften the architectural style.”
The home’s architectural scale is enhanced by a steel moment frame. It allowed for the construction of an expansive cantilevered roof with a full-height non-bearing window wall facing the western sunset.
Interior features include a reverse floor plan with a great room, kitchen and living room on the second floor and bedrooms on the first floor. The home includes ceiling heights between 12 to 14 feet as well as a grand foyer with a 30-foot ceiling clear story window frame.
