Cascade West Development is a company that specializes in building its customers’ dreams. “From high-quality affordable homes in a subdivision to the extravagant palatial spreads on a private acreage, we do it all,” Marketing Manager Tim Holley declares.
Founder Lloyd Stenersen started the Ridgefield, Wash.-based homebuilder in 1990, and it has earned a status as one of the few truly custom homebuilders in its region. Unlike some of its competitors, Holley says, Cascade West is willing to customize plans, allowances and any other aspect of its clients’ homes.
“We’re a custom builder on a production builder’s schedule,” he says, adding that it also has a reputation as a quality builder with family values. “We spend more and work harder to ensure our quality.” For example, Cascade West provides plywood, heavy-duty engineered floor structures and Milgard windows as standard features to its customers, along with a lifetime guarantee. “We set our standards pretty high and we think our customers should too,” he says.
“In our constant effort to improve ourselves and our processes, we welcome customer feedback and truly take it to heart in order to better serve our homeowners,” Holley says. “We’re happy to meet expectations, but always seek to go above and beyond.”

The Starting Point
The level of expertise needed for thoughtful home design and execution has never been more apparent than in today’s climate, Holley says. Because of this, Cascade West has partnered with Portland, Ore.-based Alan Mascord Design Associates, a renowned architecture firm that provides plans as a starting point for its homes.
“Having well-designed Mascord plans to start with means our homeowners have a solid foundation for us to build on right out of the gate,” he says. “This always leads to great inspiration and ideas.”
After 28 years of experience, designing a home has become instinctive for Cascade West’s team. For example, “Open concept plans are where our experts truly shine,” he says.
“It’s important to us not only that our clients have a home design that they’re happy with, but one that we know will feel incredible to live in.
“We know spaces – so we customize each one to be the best possible,” Holley says, adding that Cascade West also holds one-on-one design sessions with its clients.
“We’ll take the time to ensure you’ll get to know your new home before the foundation is even poured,” he says. “Partnering with our homeowners and becoming totally immersed in the way their home looks, feels and functions is what we’re passionate about.”
Cascade West serves a broad clientele that defines quality in multiple different ways. For example, “Some of our clients tend to define quality in purely structural terms,” Holley says, explaining that they will look at the sturdiness and durability of the home.
“Some of our clients focus instead on the quality of finishes, selections and amenities found in-home,” he continues. “We also have homeowners whose quality comes from the experience.”
This makes the company’s interactions with clients critical, as well as those provided by its subcontractors and suppliers. “For many of them, a quality experience is the core of the definition,” he says. “Our goal is to provide all three.”
Cascade West’s hard work has paid off. “We’ve received rave reviews from so many of our homeowners because they love our process,” he says. “Each experience has been better than the last.”
Each one also helps the company to refine its services. “From building through long, wet winters in the Columbia River Gorge to the dry, dusty summers in the high desert of Bend, Ore., we’ve brought our distinctive styling, superior value exceptional features and quality craftsmanship to as much of the Pacific Northwest as possible, but we’re not slowing down just yet,” he asserts.

Cascade West expects to stay busy with new projects, which include Summit Terrace in Camas, Wash., and Velvet Acres in Vancouver, Wash. Each, Holley notes, boasts unique, highly sought-after features including large lots, southern exposure, green space, great schools and nearby parks.
“All of that and our commitment to excellence puts Cascade West head and shoulders above the competition,” he says, adding that both will have build options that include multi-generational living, guest suites for youthful or elderly visitors, and options for separate or private entrances.
