Schwartz Custom Homes is building a number of energy-efficient condo developments in Austin, Texas.

A premier multifamily homebuilder specializing in energy-efficient housing, Schwartz Custom Homes has a number of noteworthy projects on the horizon in Austin, Texas.

Its award-winning Haven South Austin Retreat condos project in nearly complete and selling like hotcakes. The development consists of 10 two-story buildings with a total of 48 units nestled on five acres of land in the heart of South Austin.

“It’s a gated community,” Owner Mitch Schwartz says. “We though that our buyers would be millennials, but they come from all across the board.”

The Haven project won the 2018 Best in American Living (BALA) Award in the Infill Community category from the National Association of Home Builders, presented this year in February. 

All units have three bedrooms, one- to two-car garages, two and half to three baths and start in the low $300,000 benchmark. The condos feature energy-efficient insulation, HVAC system, LED lighting and tankless gas water heaters.Schwartz info box1

“The buildings are very energy-efficient,” Schwartz says, adding that the average electric bill at Haven condos is around $70. “We started building energy-efficient housing before everyone else did. We go above and beyond.”

Located only about 15 minutes from downtown Austin, the Haven condo development is a part of a scenic neighborhood that offers a variety of restaurants, cafes, shopping and outdoor activities like tennis and plenty of walking and bike trails. The Violet Crown Trail, an eventual 30-mile trail system, connects Hays County to South Austin, the Lady Bird Johnson Wildflower Center, Zilker Park and Barton Springs.

Breaking Ground

Aside from Haven condos, Schwartz Custom Homes is about to break ground on 30 detached condos in the Teravista community, one of Austin’s best-selling communities.

“It’s a planned community with a golf course,” Schwartz says. “I’m building the last 30 residential units out of about 3,600.”

The entire project is slated for completion in 2021. Each unit will have three bedrooms and start in the $250,000 price point. Schwartz says he will start selling units soon.

Teravista by Newland Communities offers unparalleled amenities that include three resort-style pool complexes, a golf club, fitness center and a variety of scenic places to socialize.

Another one of Schwartz Custom Homes’ projects are The Legacy at St. John condos. The company serves as a general contractor on the project, which broke ground in spring and will take about two years to complete.

The Legacy at St. John will be a community of 55 multifamily townhomes. Designed to be calming, stylish and comfortable, the homes are being developed across a four-acre site with easy access to the amenities of the St. John area and only about 10 minutes from downtown Austin. The development will comprise of 40 two-bedroom, two and a half bathroom units as well as 15 three-bedroom, two and a half bathroom units. Prices start around $350,000.

“I think the location and contemporary design sets them apart,” Schwartz says.

Schwartz has over 30 years of building experience. After graduating from Michigan State University, he was accepted into the management program for the second largest homebuilder on the East Coast.

In the early ’80s, he moved to Texas where he worked for the largest commercial apartment developer in the nation. He was responsible for the construction of more than 2,500 apartment units throughout the country.

In the ’90s and 2000s, he held a senior management position at one of the top ten national homebuilding companies in the nation.

He founded Schwartz Custom Homes in 2010. Schwartz serves on the Board of Directors for the Home Builders Association of Greater Austin, Texas Association of Builders and National Association of Home Builders.
